Hi everyone,
Just a quick weekly update on what happened over the past week.
On Monday, the 9th of March, we were able to sell 27 Kimberly Street, Rooty Hill. The property was scheduled to go to auction on Saturday; however, a buyer made a strong offer with a cooling-off period that the owners were happy to accept.
Congratulations to both the buyer and the sellers, and thank you to the vendors for trusting me with the sale. This property was previously on the market with another local agency for around three months. After taking over the campaign, we were able to secure a result within just three weeks.
Of course, a big thank you to my team as well for helping achieve a great outcome for our vendors.
Next, we had a parcel of land on Lofton Street in Riverstone. This is a 556 square metre block, and we were able to put it under contract the very next day, which was another fantastic result. The cooling-off period is expected to finish on Tuesday, and we’re very confident the buyer will proceed.
The land is currently unregistered, however it is within a proposed development area and is expected to be registered and ready in the coming years.
Moving on to our new listings — we launched two properties last week.
The first is Apartment 14/34 Alice Street in Harris Park. The location is extremely convenient, with a school, church, and childcare centre literally right next door or surrounding the property. It also sits right between Parramatta CBD and Harris Park CBD, right in the heart of the area.
We held an open home on Saturday and had seven groups attend. The current price guide is around $480,000 to $500,000, so it’s definitely an opportunity to secure something under half a million. The property features two bedrooms, one bathroom, one car space, and a beautiful balcony with views towards Parramatta CBD.
The second property we launched is 45 Crestview Drive in Glenwood. This is a beautiful entry-level home featuring three bedrooms, two bathrooms, a single lock-up garage, and an additional carport at the front.
We held open homes on Saturday and Sunday, with a total of 10 groups attending. So far we’ve had three contract requests, which is a very positive sign. The property is currently scheduled to go to auction on April 11, so we’ll see how things progress over the coming week.
